Where to buy in Marrakech
This guide will provide you with an insight into the various areas of the city and surrounding suburbs. We only focus on the appropriate areas for residential living based on our in-depth knowledge and experience. We do not cover the medina and old town as these areas are more suited to short stays, however as a bespoke service we can find something here should you wish.
Our Criteria
Where you choose to buy a home will of course vary by client and may very well depend on whether you plan to live there full-time, visit a few times per year or indeed let as a holiday rental. As a bespoke service the choice is yours, however, there are certain factors that we consider important and aim to ensure that all our properties meet:

1. Safety and security of you and your property - For this reason, although Marrakech is considered safe, we tend to favour properties in gated compounds.
​
2. Access to amenities - Airport, hospitals, restaurants, shopping and leisure facilities are all important and many of our customers have specific interests in mind such as golf courses or easy access to the mountains and desert.

3. Calm, relaxing environment - We aim to find properties away from the congestion of central Marrakech, with limited ongoing construction and space to enjoy your home.

Our Choice - Agdal
This area to the South of the city with the backdrop of the stunning High Atlas mountains ticks most of the boxes for our clients. Villas tend to be in gated communities, near to or amongst the best golf courses with traffic free access to the mountains and nearby Agafay desert, but also near enough to the airport, substantial modern facilities of the new city and less than 30 minutes from the historic old town and medina.

Properties here in the main gated communities are either recently built, currently being completed giving you options to add finishes to your personal taste or at an early stage giving you almost unlimited freedom to help design your dream home. There are options to extract water from personal wells, meaning virtually no water costs. Building style is contemporary luxury incorporating high-end finishes such as marble. Gardens come with pre-planted olive and palm trees for instant maturity.

Hivernage
Hivernage is a modern and elegant district located just outside the old medina of Marrakech. It is characterized by its luxurious hotels, high-end restaurants, and a lively atmosphere, particularly in the evenings. The area is often frequented by affluent visitors and locals looking to enjoy a sophisticated experience in the city. The district features chic boutiques and high-end shops, including luxury brands like Louis Vuitton, catering to those looking for exclusive shopping experiences.
The Hivernage district has a rich history, having developed significantly since the 1930s when the first casino and hotels were established. This area has since evolved into a prime real estate location for those seeking both relaxation and entertainment.
Properties are predominantly high-end ultra luxurious apartments with pools, though other options do exist.


Gueliz
In popular imagination, Marrakech is a city of souks, snake charmers and storytellers. What many don’t realise is there’s a modern side to Marrakech, too, a twin-town of Modernist villas, vintage cafes, public gardens and art-deco villas. This is Gueliz, the so-called Ville Nouvelle (New Town), built by the French in 1912 to drive a new wave of urbanism in the city while preserving the historic Medina. It still serves the same purpose today as most of the city’s young creatives, cutting-edge architects, gallerists and entrepreneurs work and hang out here. Gueliz is the heart of the modern part of Marrakech. Its main avenues are Mohammed VI and Mohammed V. This area is where many foreigners choose to live in Marrakech.
This area houses international clothing shops as well as modern restaurants and cafés.

Gueliz has an eclectic range of property options, from the historical raid houses to modern apartments, incorporating traditional Moroccan and modern European architecture.
Palmeraie
Palmeraie, the city’s palm grove is now considered an up-market place to live and to stay in Marrakech. It's the centre of an important urban plan that includes mansions, hotels and golf clubs. For now, Palm Grove still has a mystical atmosphere and the buildings blend in well with the landscape. Established in the 11th century it contains several hundred thousand palm trees, offering an oasis of food and shade.

The villas hidden behind high walls offer a serene escape from the bustling city for those seeking relaxation and outdoor activities. There exists a mix of luxury properties of varying styles, with the majority of classic architectural influences found in here but also a number of ultra modern villas tucked between the palms.
